Furnish it: 3BR at Tribeca Tower, Part 2

In our previous post we showed you how to furnish this spacious Tribeca apartment as a nice 2BR with a formal dining area, with no modifications to the existing layout. But what if you were to follow owner’s suggestion that this unit can also be used as a flexible 3BR? In such case, one way of doing this would be to convert our dining area into a third bedroom. Providing you were allowed to do this, you could opt for a quasi permanent solution of installing two pressurized walls – one with a door opening leading to the converted living room, and the other forming a back wall of a custom closet (also closing up our pass-through kitchen). “Flexible” corner “3BR” at Tribeca Tower, available for move-in on February 21 (as represented on the owner’s website) is really a nice size two bedroom with a dining alcove (also advertised as a “solarium /dining room”). While, with some modifications, it is possible to use it as a bedroom, we believe that its designated functional use as a dining space is a better fit, hence we have “furnished it” accordingly. Apples to Apples: to Buy or to Rent?

Let’s start from putting forward a disappointing thesis: when it comes to apartments (or any other residential real estate you are considering to acquire to live in at this point), unfortunately, the short answer to this question is that there really is no golden rule here (although you may find many that think otherwise) but to closely examine and analyse every particular case (or better yet, a few comparable cases), taking into account current and future (estimated) market conditions, as well as your own financial situation, investment objectives, risk appetite, and time horizon. The outcome will vary, based on the hard numbers and assumptions being used, and what looks good to one, may not to another.

Having said that, in this article we want to examine one particular case by analyzing two comparable apartments we have written about before – one available for rent, and the other listed for sale (currently with a contract signed). They are, respectively, apartments #201 and #401, located at 370 Central Park West in New York City. As you can see from the address, they are both located in the same building and even in the same line, where #401 is just two flights above #201. While they share the same footprint, their interior layout vary slightly. We are guessing that #201 represents the original layout of this line, and #401 had been modified. Still, they are close enough to call them apples-to-apples, at least for the purpose of this exercise. [more]
